As we outlined in our previous blog on the Building Safety Bill this significant piece of legislation will effect a wholesale change to the planning and construction regime for residential developments, with a focus on increased accountability for all of those involved in the development and management of such projects.

Whilst the Bill is not expected to take effect in its entirety until 2023, the government’s commitment to a wholesale revision of the regulation of the built environment has recently been re-emphasised, with some additional legislation to support these changes already being brought before parliament. Consequently, anyone involved in the development of buildings will need to familiarise themselves with their future obligations now, in order to ensure that when the Bill becomes law they are ready to operate within the new regulatory framework.

In the first of two detailed briefings on the Bill, we look at the impact the new regime will have on the construction phase of a development project, providing further detail on some of the new concepts introduced under the Bill, such as “higher-risk buildings” and the formation of a new building safety regulator with wide-ranging statutory duties.
